The 40 yard container in Atlanta
The 40 yard is our largest roll-off container, built for high-volume debris. Commercial construction, full-scale demolition, large renovations, warehouse and office cleanouts, large roofing projects and community cleanup events — that is where it lives. It holds about twelve pickup loads, or roughly 230 to 250 trash bags, and the taller sidewalls cut down the number of swaps on a big job.
It is light, bulky debris that justifies the 40: drywall, framing, fixtures, shelving, pallets, packaging, office furniture. Concrete, dirt, asphalt and brick can exceed the weight allowance long before the box looks full, so for heavy rubble a 10 or 15 is often safer and more cost-efficient alongside it. The footprint is the same 22 by 7.5 feet as a 20 or 30, but at eight feet tall it is usually loaded by a crew.
Construction, demolition and big commercial jobs
Contractors and developers on commercial builds, demolition crews, property managers renovating whole buildings, businesses clearing a warehouse or an office — those are the regular 40 yard customers. Demolition comes with paperwork: Georgia EPD wants a notification ten working days ahead for every regulated demolition project, even when no asbestos is present, and any project with ten or more continuous linear feet or ten or more square feet of asbestos-containing material needs a project notification and fees. Asbestos-containing waste may go only to a permitted landfill or another facility the Division has authorized for it (Rule 391-3-4-.04(8)(b)), so it never goes in a roll-off.
Every load has to end up somewhere legal. Under Georgia's rules, collected solid waste may be deposited only at a permitted facility authorized to receive that type of waste (Rule 391-3-4-.06(3)(a)7). EPD's list shows operating construction and demolition landfills in Fulton County, in Roswell and Fairburn, and an inert landfill takes only earth, concrete, cured asphalt, rock, bricks, yard trimmings, stumps, limbs and leaves (Rule .01(37)). On the road, loads have to be moved so nothing falls, leaks or spills, and covered when necessary to stop material blowing off (Rule .06(3)(a)3).
Access and placement for a 40 yard
The truck needs about 60 feet of access, a flat, stable surface and at least 25 feet of clear space overhead. On a job site we place it where the crews can work around it. A 40 in a public street needs permission first. In the City of Atlanta that is a Department of Transportation dumpster permit (City Code Sec. 138-61): $20 plus $10 a day for up to 100 linear feet and more for longer, up to six months, and only where it cannot fit on private property. It cannot sit within 40 feet of a bus stop, 30 feet of an intersection, 20 feet of a crosswalk or an accessible parking space, or 15 feet of a fire hydrant, and not on a sidewalk unless there is no feasible alternative (Sec. 138-61(g)). Sandy Springs keeps containers off public rights-of-way altogether (Sec. 46-24(6)). Each city page says what that city's code asks for.
Suitability
Is the 40 yard the right size for you?
Rough working figures. Weight, not volume, is what usually decides.
Choose the 40 yard for
- Commercial construction sites
- Full-scale demolition and large renovations
- Warehouse and office cleanouts
- Large roofing projects
- Community cleanup events on a swap schedule
Pick a different size for
- Heavy-only loads — concrete, dirt, brick and asphalt go in a 10 or 15
- Small jobs (you would pay for unused space)
- Sites without truck access and overhead clearance
- Asbestos, hazardous chemicals, tires, batteries or medical waste
Placing a 40 yard container on a metro Atlanta property
It needs a flat, stable spot about 22 feet long and 7.5 feet wide on a lot or job site, about 60 feet of access for the truck, and at least 25 feet of clear space overhead. On your own driveway or lot in the City of Atlanta we found no City permit rule for a roll-off, and the City treats private property as the first choice. In a City of Atlanta street or right-of-way you need a Department of Transportation dumpster permit (City Code Sec. 138-61) — $20 plus $10 a day for up to 100 linear feet, for no more than six months, issued only where the container cannot be accommodated on private property. We found no Georgia DOT permit for a roll-off on a state route right-of-way. Other cities have their own rules — Sandy Springs keeps containers off public rights-of-way, Brookhaven allows a dumpster on a city street only with a city Dumpster Permit for up to 30 days, and some cities keep collection to themselves or a franchisee. Check your HOA too: covenants can cover containers in driveways. Protective boards can go under the container. Each city page covers its own code.

40 Yard Dumpster — questions we get asked
Will a 40 yard dumpster fit on a residential property?
Its footprint is the same as a 20 or 30 — about 22 by 7.5 feet — so it can, but at eight feet tall it is a lot of box for a house. For most homes a 30, or a 20 with swaps, is the better fit. Ask and we will say which.
How do you load a 40 yard?
Usually by a crew. The sides are eight feet high, so hand loading from the ground is slow. Spread the load evenly and keep it below the top fill line.
Can I put concrete in a 40 yard?
Within the weight limit, yes — but not as the main load. Most rentals include about five to six tons, and concrete, dirt, brick or asphalt reach that at a fraction of the volume. Large amounts of heavy debris may need separate handling or a smaller box alongside the 40.
Do you offer swaps on long jobs?
Yes. When the box is full we coordinate prompt pickup or a replacement, and contractors and commercial customers can set up recurring service and job-site rotations. Tell us the expected duration and we will quote the whole job.
